Information On Foreclosures
Foreclosure is a process that allows the lender the ability to recover the amount owed on a defaulted loan by selling or taking ownership (repossession) of the property hence securing the loan. Foreclosure begins when the borrower defaults on his loan payments and the lender files a public notice which is called a Notice of Default or Lis Pendens.
The foreclosure process can end in one of four ways:
1. The borrower reinstates the loan by paying the default amount during the grace period he is given by state law.
2. The borrower sells the property to a third party during the preforeclosure period.
3. A third party buys the property at a public auction.
4. The lender takes ownership, selling on the open market. This type of ownership is often referred as a bank-owned or REO property.
